I am trying to sell my 1983 Mobile Home, I have heard that some finance companies will not give financing to people wanting to buy Mobile Homes that are not tied down, is this something new and am I required to do this before selling?

Under the laws present today it is required that all new installations of manufactured homes new or old be secured to the site "tied down" using the homes manufacturers recommendations.  The law in New Hampshire that this requirement falls under is RSA 205D, which was effective July 1, 2004 and was put in place to meet the new federal requirements for the installation of manufactured housing developed by HUD & NFPA.  The exact requirements in the NH Installation Standards rules developed by the Manufactured Housing Installations Standards Board can be found in section 603.12 "Anchoring Instructions".  Based on the age of you home, it was recommended but not necessarily required back when your house was originally installed.

For several years now large lending institutions have been slowly changing their policies regarding manufactured housing.  Many lenders have been and can stipulate that the house be tied down before they will write a new lending agreement on it.
